3 Beds ⋅ 2 Baths ⋅ 2026045227 MLS
Built in 2025, this three bedroom Champion home sits in Plantation Estates, a resident owned cooperative in south Fort Myers for people 55 and older. Buy here and you own a share of the community, so the people living on these streets are the ones deciding what happens on them. The primary bedroom takes the quiet end of the home and comes with a walk in closet. Two more bedrooms handle the grandchildren in February and the home office the rest of the year. Everything sits on a single level, and the open porch off the living room catches the shade late in the day. Refrigerator, range, microwave and dishwasher are included. Dues run $99 a month and carry the water, sewer, trash, lawn care, cable and internet, along with the clubhouse, the pool, the shuffleboard courts and the community room. Out the front door, the Sanibel causeway is under two miles away. Bunche Beach and Fort Myers Beach are both closer than buyers expect once they see a Fort Myers address, and the shelling on Sanibel is a morning out rather than a day trip. Membership is approved after an interview with the cooperative board, so you meet your future neighbors before closing rather than after.

Nobody has lived in this house. It went up in 2025, a Champion build, two bedrooms and two full baths laid out across 1,027 air conditioned square feet on a single level. The roof is a year old. Refrigerator, range, microwave and dishwasher are new and they stay with the house, and the laundry is a room inside rather than a trip across the park. Plantation Estates has been here since 1972. Its 151 homes sit on private paved lanes named after trees, Birch and Dogwood and Sycamore and Oak, and the residents run the community themselves rather than paying a management company to do it. That is a large part of why the fee is ninety nine dollars a month. Ninety nine dollars does a lot of work here. Water, sewer, irrigation, trash pickup, lawn care, cable television, WiFi, street lights, road upkeep, insurance and the reserve fund all come out of it. What is left of your monthly bills is the electric and whatever you choose to add. Step outside and there is a deck off the back and an open lanai for the hours when the sun gets serious. The driveway is paved, with guest parking close by when family comes down. Look out from the house and you see landscaping rather than another roofline. Walk the lane and you reach a community pool, a clubhouse, a community room, shuffleboard courts and a picnic and barbecue area. Boat storage sits on site, so the trailer stops living in your driveway, and a separate storage area takes the bikes and everything else that will not fit inside a two bedroom house. The causeway to Sanibel is a short drive southwest. The bridge to Fort Myers Beach runs about the same distance the other way. This is a 55 and over community, so one resident of the home needs to be 55 or older. The association meets each buyer before approving a sale. One pet is allowed, non-aggressive breeds, and leases are permitted with a thirty day minimum if your plans change down the road. A brand new house on a street that has had fifty years to settle in. Worth the drive out to see it.
