Open the slider and the fairway runs east toward open water, with mature palms along the bank and the sunrise coming straight at you. That view is the reason to buy this one. It belongs to a second floor unit, and the second floor is what buyers in this community ask for first. Inside is 1,069 square feet in a split bedroom plan, so the guest room and its bath sit away from the primary suite and overnight visitors are not walking past your door. Newer luxury vinyl plank runs through the living space. The screened lanai adds another 158 square feet of the kind of room you actually use down here, morning coffee with the course waking up in front of you, a glass of something at the end of the day. The kitchen and baths are original and honest about it. If you have wanted to put your own hand on a place, the bones are here and the expensive part, the view, is already paid for. What is left is cosmetic and it happens on your schedule, not a builder's. The community sits behind a staffed gate off Summerlin, which puts the Sanibel causeway and Fort Myers Beach inside a short drive. Members have an eighteen hole course with a driving range and putting green, a clubhouse with a restaurant and coffee shop, a pool and spa, tennis, and a fitness center. Sidewalks run throughout, which sounds like a small thing until you are the one walking at seven in the morning. Practical matters. Refrigerator, range, dishwasher, microwave, disposal, washer and dryer all convey. One assigned covered parking space comes with the unit and the building has an elevator. Flood insurance on the building is carried by the association rather than by the owner. Leasing is permitted four times a year with a thirty day minimum, so a seasonal owner who wants the place to help carry itself has a real path to it.
